A real estate foreclosure occurs when a homeowner is no longer able to make the monthly mortgage payments on a property and the bank who owns the mortgage takes over possession. Purchasing a real estate foreclosure can happen in a number of ways. First, a buyer can approach the homeowner early in the foreclosure process and offer to buy the property directly from him. This can be a way to land a bargain for the buyer, but can also carry risks, since homeowners in this position are often in a precarious state for a number of reasons. Public auctions can yield some great buys on many properties, but leave little room or time for research of each individual home and often require cash for the purchase. Because of the potential for a bargain however, public auctions can be a very popular way to purchase a real estate foreclosure. If you decide to employ this method for your investment, you must keep track of the properties that are in the process of pre-foreclosure so that you can move quickly when the property is posted at an auction. It is a good idea to drive buy residences that you might be interested in to get a feel for the condition of the home and the type of neighborhood it is located in.
